How mandates are structured.
Engagements are shaped to the matter. We do not sell packages, we accept mandates. Pricing is confirmed privately after the initial assessment.
Private Residence Assessment
A paid front-door engagement. We inspect the residence, document open matters, and return a written brief with recommendations, decisions required, and the appropriate level of ongoing representation. Nothing further is committed.
Post-Close Activation
A defined thirty- to forty-five-day mandate beginning at closing or before a family's return. Systems, staff, provisioning, punch resolution, and household documentation are brought to a working baseline in time for arrival.
Residence Operations Mandate
An ongoing monthly relationship. One accountable representative for the residence: vendors, maintenance, arrivals and absences, exceptions, and the residence operating record. You receive decisions, not coordination.
Owner's Representation on Capital Projects
Principal-side representation on remodels, restorations, additions, and ground-up construction. Scoped separately from any operating mandate. Structured around decision rights, budget and schedule discipline, change control, and verified closeout.
Vendor costs at cost, disclosed
Specialist and vendor invoices pass through at cost with no mark-up. We are compensated by the client, not by the trades. This is the structural condition that makes the representation fiduciary rather than transactional.
Deliberate capacity
Each operator carries a small book of residences. Mandates are accepted when we can genuinely represent them. This is stated plainly, not framed as scarcity.
Fees are not published. We currently accept a limited number of new residences per operator. Fit is confirmed in writing before any engagement begins.
